Same House, Different Monthly Cost
True monthly housing cost is PITI on one locked frame: a $400,000 home, 20% down ($320,000 loan), 30-year fixed at the latest Freddie Mac PMMS 30-year average, plus geo property tax and state homeowners insurance. Rate is the same everywhere — tax and insurance create the state and county spread. Tables and CSVs below are built for citation, not a personalized Loan Estimate.

Editorial note: National and state averages are planning context only. Your Loan Estimate and insurance quote depend on credit, LTV, ZIP code, carrier, roof age, and coverage limits.
Research method: Daily Calcs locks purchase price, down payment, and term; applies the latest committed PMMS 30-year weekly rate with the same fixed-payment engine as the Mortgage Calculator; sums annual property_tax rates from merged geo JSON (identical helper as nearby county comparisons); and divides sourced state annual homeowners insurance by 12. Counties inherit the parent state insurance average.

What The Data Shows
Rate is shared; escrow is not
Every row uses the same principal-and-interest payment. The PITI gap between the lowest- and highest-cost configured states is almost entirely taxes plus insurance in escrow. That is why a payment-index that shows P&I alone understates true monthly housing cost for cross-state moves.
Insurance can rival property tax
In hurricane- and hail-exposed states, the monthly insurance line can approach or exceed the tax escrow on this $400k frame. Shopping carriers still matters, but published state averages set a realistic planning floor before you have a quote.
Counties refine tax, not the rate
Flagship counties keep the same PMMS rate and parent-state insurance average while applying merged county tax layers. Harris County, Texas versus King County, Washington is a useful pair: same national rate print, very different local tax and insurance stacks.

Frequently Asked Questions
What is the true monthly housing cost stack?
It is a citeable comparison of monthly PITI (principal, interest, taxes, and insurance) on the same $400,000 purchase price with 20% down and a 30-year fixed loan at the latest Freddie Mac PMMS 30-year average. Property tax comes from Daily Calcs merged mortgage geo data; homeowners insurance comes from published state averages for $400k dwelling coverage. Holding price, down payment, term, and rate constant isolates tax and insurance as the geographic variables.
Does this include PMI, HOA, or flood insurance?
No. The stack excludes private mortgage insurance (PMI), HOA dues, flood insurance, and closing costs so rows stay comparable. At 20% down there is typically no PMI on a conventional loan. Add those line items in the Mortgage Calculator when you have local quotes.
Why do states differ if the mortgage rate is the same?
Principal and interest are identical in every row because the loan amount and PMMS rate are locked. The spread comes from effective property tax rates in our geo JSON and from state average homeowners insurance premiums. Hurricane, hail, and wildfire exposure can swing insurance by hundreds of dollars per month; local millage and assessment rules swing taxes.
Where can I download the data?
Download the state CSV and flagship-county CSV from this page under /data/reports/. Columns include PMMS rate, loan amount, monthly P&I, effective tax rate, monthly tax, annual and monthly insurance, monthly PITI, and verified dates. Re-run pnpm housing:cost-stack after a PMMS refresh to regenerate the files.
How often is the housing cost stack updated?
The mortgage rate updates when we refresh Freddie Mac PMMS via FRED (typically weekly). Homeowners insurance averages update when we revise the sourced state table. Property tax rates update when mortgage geo JSON changes. The headline verified date is the later of the PMMS and insurance verified dates.
Can I cite or republish this table?
Yes. Use the citation block on this page. Credit Freddie Mac PMMS for the rate, Insurance.com (or the cited HOI source) for insurance averages, and Daily Calcs for the merged tax rates and payment math. Link back to this URL and note the $400,000 / 20% down / 30-year frame.
