Methodology

  1. Conforming limits come from the FHFA HERA-based all-counties file for calendar year 2026 (FHFA conforming loan limit page).
  2. High-cost flag is true when the one-unit conforming limit exceeds the national baseline ($832,750).
  3. FHA limits use a HUD county file when provided to our refresh script. Otherwise we apply the statutory approximation: baseline counties use the 65% floor; high-cost counties track conforming up to the 150% ceiling. Multi-unit FHA values use FHFA unit ratios when HUD multi-unit columns are absent.
  4. Mortgage county/city pages show only counties in our geo product surface; the CSV covers all FHFA counties.

Frequently Asked Questions

What is the 2026 conforming loan limit?

For most of the contiguous United States, the FHFA 2026 baseline conforming limit for a one-unit home is $832,750. High-cost counties can go as high as $1,249,125 (150% of the baseline). Loans above the applicable county limit are jumbo loans for Fannie Mae and Freddie Mac delivery.

Where can I download loan limits by county?

Download our CSV at /data/reports/loan-limits-2026.csv. It includes conforming 1-4 unit limits from FHFA for every U.S. county, plus approximated FHA 1-4 unit limits using the statutory 65% floor and 150% ceiling when a HUD file is not loaded.

How do FHA limits relate to conforming limits?

HUD sets FHA limits with a floor at 65% of the national conforming baseline and a ceiling at 150%. Low-cost counties often sit at the FHA floor (~$541,288 in 2026). High-cost counties can reach the same ceiling as FHFA. Always confirm the official HUD county limit before applying.

Does a loan equal to the limit count as jumbo?

No. A loan amount equal to the county conforming limit remains conforming. Only amounts above the limit are treated as jumbo for Enterprise delivery. Lenders may still apply overlays.

How often are these limits updated?

FHFA announces conforming limits each year, usually in late November, effective January 1. Daily Calcs refreshes the county snapshot and CSV after the FHFA file is published. The verified date on each mortgage county page shows when our snapshot was last aggregated.
