Direct answer: HMDA median total loan costs are Closing Disclosure Section D figures on originated home-purchase loans. They are a county market benchmark for lender fees — not a full cash-to-close quote. Daily Calcs aggregates them with fixed-width histogram medians, skips Exempt/NA, and requires at least 50 observations per metric.
Methodology
- Source: FFIEC combined modified LAR for the data year.
- Filters:
loan_purpose = 1(home purchase);action_takenin 1-5 for application counts; cost medians onaction_taken = 1only. - Fields:
total_loan_costs,origination_charges,discount_points,lender_credits,interest_rate,combined_loan_to_value_ratio,loan_amount,property_value,debt_to_income_ratio,denial_reason_1. - Medians: fixed-width histograms (memory-safe on national files). Exact median may differ by up to one bin width.
- Privacy: the modified LAR already applies CFPB disclosure rules; we never republish loan-level rows.

Frequently Asked Questions
What are HMDA total loan costs?
In the Home Mortgage Disclosure Act modified LAR, total_loan_costs report Closing Disclosure Section D — lender fees and other loan costs paid by the borrower. They exclude prepaid interest, escrow deposits, and many third-party charges that still appear on a full cash-to-close worksheet. Use them as a market benchmark, not a Loan Estimate.
Which loans are included in the county medians?
We filter to home-purchase applications (loan_purpose = 1) with final actions 1-5, then compute medians only on originated loans (action_taken = 1). Rows reported as NA or Exempt are skipped. Each metric keeps its own sample size n; we hide medians with fewer than 50 observations.
How do you estimate a typical down payment from HMDA?
We take the median combined loan-to-value (CLTV) on originated purchase loans and report an implied down payment of 100 minus that CLTV. It is an approximation for planning context, not the borrower's actual cash to close.
Where is the downloadable CSV?
After the next full modified-LAR aggregation with cost fields enabled, the county CSV will publish at /data/reports/hmda-closing-costs-2025.csv. Until then, denial-rate snapshots remain available and the cost pipeline is covered by fixture tests in the repo.
How does this relate to denial rates?
Denial rates still come from the same HMDA filter (home purchase, final actions). Cost medians add originated-loan economics — rates, Section D costs, and CLTV — plus the modal denial_reason_1 among denied applications. See our Texas vs California denial methodology post for the denial filter details.
